Response times

Please note we are unable to give exact appointment times for emergency repairs. We will require you to be in your home for the 24 hour period.

Emergency repairs have an immediate health and safety risk to you, your home or a neighbouring property.

Emergency Repairs

Timescale:

We will deal with emergency repairs within 24 hours

Includes:

  • Total loss of electric, power, or water
  • Total or partial loss of electric or water heating
  • Broken smoke alarm (continuous screeching noise)
  • Carbon monoxide showing red light
  • Collapsing ceiling (due to leak)

Emergency repairs focus on making the property safe. If more work is needed once it has been made safe, we will treat this as a non-emergency repair.

Urgent repairs

Timescale:

We will deal with urgent repairs within 5 working days

Includes:

  • Total loss of hot water
  • Blocked drains, sinks, basins, toilets (where these is not another one working in the property
  • Any fault where a tenant is unable to use a garage managed by the council

Routine repairs

Timescales:

We aim to deal with routine repairs within 20 working days

Includes:

  • General joinery repairs (such as easing/adjusting doors and windows)
  • Repairs of doors/frames/leaks to garages (managed by the council)
  • Minor repairs to footpaths, boundary walls, fences and gates
  • Repair of entry doors and/or windows
  • Minor brickwork and plastering repairs
  • Kitchen and bathroom floor tiles that require repair/replacement.

Major work

Timescales:

We aim to begin major work within 45 working days

Includes:

We will need to inspect the following work before we raise a works order:

  • Large repairs to car parks, service roads, pathways, boundary walls
  • Large drainage replacement (due to subsidence)

For major works to be carried out on communal areas to out blocks, we may need to ask contractors to tender for some of these works and consult with our leaseholders. If this is the case the works will take longer than 60 days.

Our contractors Morgan Sindall will contact you by text or phone 7 days before the appointment, 72 hours before the appointment, 24 hours before the appointment and when an engineer is on route. If you are no longer able to make your appointment, you will have the option to rearrange when they contact you.
