Completing the Assessment

6.1    We use a straightforward, person-focused approach to assess hazards, considering the tenant’s situation, not just technical building surveys. 
6.2    There are two types of hazards:

  • Emergency hazards – need action within 24 hours 
  • Significant hazards – need investigation within 10 working days 

6.3    Emergency hazards are serious dangers that could cause harm right away (e.g. severe mould affecting breathing). 
6.4    Significant hazards are risks that a reasonable landlord would urgently fix to protect health or safety. 
6.5    We use household information we hold, information provided by the tenant at the time when reporting the repair and the description and extent of the hazard to decide if a hazard is significant or an emergency.
